Lough Erne Resort Is Priced To Sell

8.20am 26th September 2012 - Property

CBRE Hotels are pleased to confirm, on the instructions of Mr John Hansen and Mr Stuart Irwin, KPMG, Joint Administrators of Castle Hume Leisure Ltd (as agents to the company without personal liability)  that the stunning, upmarket Lough Erne Resort near Enniskillen, Co Fermanagh, Northern Ireland, is now on the market and for immediate sale by private treaty as a going concern.

The Lough Erne Resort of  c. 345 acres (139.7 ha) – the only 5-star Golf Resort in Northern Ireland – is truly the ‘Jewel in the Crown’ of the beautiful Fermanagh Lakelands Region and is superbly located on its own peninsula between the breathtakingly beautiful shorelines of Lough Erne and Castle Hume Lough, just 5 minutes from the historic town of Enniskillen.

This exceptional project began life when the Castle Hume Golf Course was acquired in 1999. The adjoining lands were acquired in subsequent years and work began on the Lough Erne Resort development in 2005. The Hotel and 25 Loughside Lodges – comprising 120 rooms and suites – were fully completed and opened for business in September 2007. The first 9 holes of the signature Faldo course were open for play in 2008 and the full course opened in late 2009. The Resort was completed in stages between 2007 and 2009 at a reported cost of £35m. The property and facilities have been extremely well maintained since then and are in excellent condition throughout.

This unique property boasts world class facilities including dedicated Conference and Banqueting space for 400 people, 5 excellent food and beverage outlets and the only authentic, wholly Thai Spa in the UK and Ireland. The complex has two championship golf courses – the Castle Hume and the signature Faldo course – two floodlit driving ranges andboasts the only Faldo Academy in Europe. The Faldo Series 2012 finals took place in Lough Erne earlier this September and numbers a certain Rory McIlroy amongst its past champions. The Faldo course is already in the top 100 golf courses in the UK and Ireland as ranked by Golf Monthly.

“I’ve played golf on every continent and I can honestly say that I am overwhelmed by the location and beauty of the Lough Erne Project,” says Sir Nick Faldo, course designer and founder of the Faldo Academy at the Resort.

The sale also includes 25 substantially completed holiday homes (a mix of 3, 4 and 5-bed units) within the Golf Village, close to the Resort’s main entrance. Planning consent is in place to develop another 18 of these holiday homes.

The availability of this magnificent resort offers a purchaser a truly unique opportunity to further establish it as one of the foremost golfing, leisure, wedding and conference destinations in Ireland and Britain. Through its early association with Rory McIlroy – now the World’s number one professional golfer – the Lough Erne Resort quickly gained immediate high profile recognition throughout the golfing world and a trip to this fantastic resort is now on the ‘Bucket List’ of every golf tourist across the globe.

The Lough Erne Resort is being offered as a going concern and, as it is eminently brandable, it should appeal to a very broad section of the market – hoteliers, hotel & resort operators, larger international groups, golf tourism promoters and entrepreneurial investors.

The Lough Erne Resort is priced to sell and CBRE Hotels are suggesting – as a guideline – that they are seeking offers in the region of £10m (€12.4m) for the part freehold part leasehold interest.
